The reality

Construction projects do not fail on technology.
They fail on a lack of structure.

avg. 27%

Cost overrun

on commercial construction projects without independent steering. On a €10 M. construction volume, that is €2.7 M.

73%

Schedule delay

of all construction projects are not completed on schedule. Every month of delay costs money and reputation.

€340k

Change order costs

caused by unclear interfaces and inadequate documentation. Avoidable with structured steering.

"The question is not whether you can afford owner's representation. The question is whether you can afford to do without it."
The difference

Without steering. With us.

Without owner's representation

  • Budget overrun of avg. 27%
  • Schedule delays of 3–12 months
  • Unclear interfaces generate change orders
  • Defects only discovered at handover
  • Building owner at the mercy of planners and general contractor

With BauLeit Management

  • Budget kept or undercut
  • On-schedule completion through real-time controlling
  • Interface management prevents change orders proactively
  • Continuous quality control detects defects immediately
  • An independent partner represents your interests exclusively

Frequently asked questions

Answers that bring clarity.

Do you have a question that is not answered here? Contact us directly – we will respond within 24 hours.

What does owner's representation cost?

Costs depend on project volume and scope of services. Typically, our work pays for itself several times over through avoided change orders and savings.

At what point should I engage owner's representation?

Ideally already during the planning phase. The earlier, the more risks can be ruled out proactively.

What sets you apart from a project controller?

Absolute independence. We have no entanglements with planners or general contractors and do not profit from change orders.

Is it worthwhile for projects under €5 M.?

Yes. Even on smaller projects, mistakes can quickly cost six-figure sums. We offer tailored service packages.

How does the collaboration work in practice?

After a free risk analysis we draw up an action plan, take over the steering and report to you regularly and transparently on the project status.

Can we engage you for individual services only?

Of course. From pure quality control to full owner's representation – we adapt to your needs.
